Elina James Property, Flip to Freedom

Flip to Freedom

You've spent your whole career trusted with other people's money. Six weeks to back your own.

A six week programme for senior women with capital sitting still. You'll finish holding a system for finding, valuing and selling a flip, and a shortlist of real deals you've analysed yourself.

The bit nobody says out loud

You already know the money's sitting there.

If you've thought some version of those, keep reading. If you haven't, this isn't for you and that's fine.

You're not short of information. You've read the articles. You've watched the videos at one and a half speed on the treadmill. You've told yourself you just need to understand it properly first, and that sentence has no finish line.

The problem isn't what you know. It's that buying a flat to flip would make you a beginner in public, and you haven't been the least informed person in a room since your twenties.

Competence is lovely armour. It's a terrible reason to stand still.

Three ways this goes

Doing nothing is a decision. It just doesn't feel like one.

You carry on

£160,000

Sits exactly where it is for another twelve months. You already know what it's earning, which is why you don't open the app.

You hire a coach

£3,500

Roughly what six sessions costs. Six hours of good conversation, and you walk away with notes and the same decision still to make.

You do this

£2,950

Six weeks and ten hours with me. Six tools you build yourself, keep, and run again on the next one without me.

Why this exists

I'd rather be on site, honestly.

Elina James

Elina James. Property developer, designer, and the person you'll be on the call with.

I didn't set out to teach anybody anything. I like buildings and I like the work.

But I kept having the same conversation. Senior women with money sitting in an account they're frightened to move, assuming property is something other people understand. It isn't. It's a set of decisions taken in an order. Twenty years of making those decisions in design and architecture, and around a decade buying and selling my own.

Call it a pension gap if you like. I call it needing a fuck-off fund of your own, and nobody is coming to build you one.

So I made the thing I'd have wanted at your stage. Six weeks, no theory, and you finish holding the actual tools.

The offer

Flip to Freedom, founding cohort.

Six weeks. One hour of onboarding, six one to one sessions, six group sessions. Ten hours of contact, and a group of six women, because that's all I can hold properly at once.

£2,950 Founding rate. It goes to £4,950 after this cohort.

What I'll promise, and what I won't

By the end of week two you'll be holding your Deal Analyser and your completed Buyer Profile Canvas. Written criteria: what you're looking for, why, and what it has to return. If you're not holding them, I refund you in full.

If you finish the six weeks, having done the work, without a shortlist you're willing to act on, you take the next cohort free.

What I won't promise is that you'll find a deal, complete a flip or make a profit. The market isn't mine to control and anyone telling you otherwise is selling you something. You'd spot it anyway.

The masterclass is free. Tuesday 16 September, 7pm UK. The cohort opens to people who attend.

What I've actually done

Buildings, not slides.

The Old Grain Mill, Scottish Borders

Bought at silent auction for £280,000. Around £1,000,000 put into it. Valued near £3,000,000 and converted into a home.

An attic above a gallery

Unconverted and barely accessible. Bought for £17,000, kept the rafters, ran as an Airbnb for six years at about £1,000 a month net. Sold for £120,000.

Rob Roy, Berwick

An old building with empty ceilings, now a luxury hotel running as serviced accommodation. Six figure increase in value.

A flat in Angel, London

Bought for £840,000. Twenty thousand pounds of renovation, spent only where that specific buyer would pay for it. Valued at £1,000,000.

BBC Scotland's Home of the Year

Series two, episode one.

The day job

Twenty years in design and interior architecture, an award winning practice, and a multimillion development in King's Cross.

Before you put your name down

This suits some people and not others.

It's for you if

  • You've got capital ready to deploy, or clear access to it.
  • You're still in the job and you intend to stay in it while you prove the first one.
  • You'll oversee a renovation to a plan, and never touch a tool.
  • You want to own the method, not rent someone else's opinion every time.

It isn't if

  • You want a return without ever touching a building. Different conversation, not this one.
  • You need the money back inside six months.
  • You're hoping to do the building work yourself.
  • You want a guaranteed outcome. I can't give you one honestly, so I won't.

The money's been still long enough.

Come to the masterclass first. Free, nothing to lose, and you'll leave knowing whether the cohort is for you or not.

Six places in the founding cohort. I only take a small number through this myself.
