The bit nobody says out loud

You're not short of information. You've read the articles. You've watched the videos at one and a half speed on the treadmill. You've told yourself you just need to understand it properly first, and that sentence has no finish line.
The problem isn't what you know. It's that buying a flat to flip would make you a beginner in public, and you haven't been the least informed person in a room since your twenties.
Competence is lovely armour. It's a terrible reason to stand still.

Why this exists

I didn't set out to teach anybody anything. I like buildings and I like the work.
But I kept having the same conversation. Senior women with money sitting in an account they're frightened to move, assuming property is something other people understand. It isn't. It's a set of decisions taken in an order. Twenty years of making those decisions in design and architecture, and around a decade buying and selling my own.
Call it a pension gap if you like. I call it needing a fuck-off fund of your own, and nobody is coming to build you one.
So I made the thing I'd have wanted at your stage. Six weeks, no theory, and you finish holding the actual tools.
The offer
Six weeks. One hour of onboarding, six one to one sessions, six group sessions. Ten hours of contact, and a group of six women, because that's all I can hold properly at once.
By the end of week two you'll be holding your Deal Analyser and your completed Buyer Profile Canvas. Written criteria: what you're looking for, why, and what it has to return. If you're not holding them, I refund you in full.
If you finish the six weeks, having done the work, without a shortlist you're willing to act on, you take the next cohort free.
What I won't promise is that you'll find a deal, complete a flip or make a profit. The market isn't mine to control and anyone telling you otherwise is selling you something. You'd spot it anyway.
